What We Do Here

Central London’s commercial building stock is as varied as it gets — Victorian office buildings on Chancery Lane with zero plant room space, glass towers along the Embankment with three floors of VRF infrastructure, Georgian townhouses on Lincoln’s Inn Fields converted into law chambers, and restaurant basements on every other street. The kit and the approach change depending on what you’re working with.

Air conditioning installation. We design and install split systems, multi-splits, VRF/VRV systems, ducted units, and ceiling cassettes for offices, restaurants, hotels, and retail. Central London means space is always the constraint. We specialise in compact installations — Daikin VRV systems where the outdoor unit sits on a 1.5m² roof space, Mitsubishi ceiling cassettes recessed into a Grade II listed building’s suspended ceiling without touching the original plasterwork. Every install starts with a site survey because there is no standard building in this postcode.

AC and refrigeration repair. Fast response. We carry common parts, refrigerant, and diagnostic equipment on every van. When a Daikin VRV outdoor unit locks out at a City office and 30 cassettes go warm simultaneously, we can usually get someone on site within the hour from our Covent Garden base.

Commercial refrigeration. Walk-in cold rooms, display cabinets, bottle coolers, ice machines, blast chillers — we maintain and repair them across Central London’s restaurants, hotels, pubs, and food retailers. A cold room failure in a restaurant kitchen on a Friday evening in Covent Garden is exactly as stressful as it sounds. We’ve been on the other end of that phone call hundreds of times.

Planned maintenance. Most of our Central London clients are on PPM contracts. For a restaurant in St James’s with two ceiling cassettes, a walk-in cold room, and a display fridge, that means quarterly visits covering the whole lot. For an office block on Victoria Street with 60 VRF indoor units, it’s a different programme entirely. We structure maintenance around the site, not around a template.

The Central London Challenge

Working in this part of the city is different from working anywhere else in London. The access is harder — loading bays are booked weeks ahead, crane hire on a narrow Holborn side street needs traffic management, and the congestion charge means planning every job. The buildings are more complex — conservation area restrictions in Bloomsbury, listed building consents in Westminster, and building management protocols in the City’s commercial towers that make a council planning application look straightforward.

We’ve been navigating this for 20 years. We know which buildings need RAMS submissions 48 hours before arrival. We know which Westminster streets have overnight loading restrictions. We know that a condenser installation on a roof in the City’s Square Mile requires coordination with the building’s managing agent, the freeholder, and sometimes the neighbouring building’s managing agent too.

This isn’t stuff you learn from a textbook. It comes from decades of working in the same square mile.

The equipment varies — Daikin, Mitsubishi, Fujitsu, Samsung, Carrier on the AC side; Foster, Williams, Hoshizaki, True on the refrigeration side — but the requirement is the same: it needs to work, and when it doesn’t, it needs fixing fast.
